Of consideration here was the environmental impact not only in an area prone to flood risk, the water course that runs down Lady Edith's Drive from Throxenby Lake traverses under Scalby Road and eventually feeds into Peasholm Park.

"Waterbodies in the surrounding area include an unnamed stream immediately north of the site connected to Throxenby Lake (located ~616 m to the west) and Peasholm Beck located ~404 m to the southeast; the nearest pond is located ~798 m east of the site associated with Peasholm Beck. The Sea Cut River is a tributary of the River Derwent that flows 1.36 km northwest of the site."
Under the Land Drainage Act 1991, all Councils acted as Agents for Yorkshire Water until 1998 when the statutory records for cultivated water courses were at the discretion of the local council to digitised access to surface water sewers and soak away drains.
